New office scheme at historic Friars Mill wins regional planning award

A £2.3million office development at the heart of Leicester’s Waterside regeneration area has won a regional planning award.

The new Fabric and Riverside office buildings at Friars Mill were awarded the Excellence in Planning for a Successful Economy prize at the Royal Town Planning Institute (RTPI) East Midlands Regional Awards 2019.

The city council-led development has created over 11,000sqft of modern office space in the grounds of the historic Friars Mill, on the banks of the river Soar. Friars Mill is a flagship regeneration project in Leicester Waterside, part of the Loughborough and Leicester Science and innovation Enterprise Zone.

The new buildings have been designed to complement the character and industrial heritage of the 18th century mill complex, part of which was badly damaged by fire in 2012. The city council painstakingly restored the buildings as part of an award-winning £7.1million redevelopment scheme.

Development of the new Fabric and Riverside office buildings was carried out by Leicester-based Brackley Property Developments.

The new offices represent the final phase of redevelopment at Friars Mill and will significantly increase the amount of workspace available.

The original buildings are all now fully occupied.

City Mayor Peter Soulsby said: “Friars Mill was always intended to act as a catalyst for the wider redevelopment of the Waterside area.

“These new offices have completed the regeneration of this historic site.

“Our development partner Brackley has done a wonderful job of creating two new and much-needed modern office buildings that sit perfectly alongside some of the oldest factory buildings in the city.”

“I am delighted that this award recognises the vital role that this new development will play in helping transform the Waterside area into a fantastic place to live and work.”

The new Fabric and Riverside offices at Friars Mill will now go forward to compete in the RTPI’s prestigious national award ceremony, to be held to London on 30 April 2020.

The new office development at Friars Mill has also been shortlisted as a finalist for Regeneration Project of the Year in this year’s ProCon awards, due to take place on Thursday 14 November.
